The Home Insight Survey (HIS) is designed for property sellers who want transparency, control and fewer surprises during the sales process.

Commissioned before a property is marketed, the report can be relied upon by the seller, prospective purchasers, estate agents and conveyancers therefore, helping the transaction to progress smoothly and reducing the risk of delays or abortive sales.

The survey is carried out by a RICS qualified surveyor and is based on a visual, non-invasive inspection of the property.

Examples of defects found during a Home Insight Survey:

Roof covering

The main roof covering is aged which increases the risk of fibre release from the asbestos-cement tiles if disturbed. Moss growth was observed in serveral areas.

External Walls

High moisture meter readings recorded to the left-hand side external wall.

Windows

Several of the window panes have misted over in places. 

Floors

Presence of thermoplastic floor tiles which may contain asbestos

Drainage

The soil and vent pipe is assumed to be of asbestos-containing material. The decorations are also badly weathered.

Based on the age of the property, the paintwork may contain lead.
