Lenders are increasingly using Automated Valuation Models (AVMs) for risk assessment, sometimes without a physical inspection by a surveyor. While desktop valuations may not involve a physical inspection, a surveyor may still carry out an inspection at times but this is only to protect the lender. Any post-purchase defects are the buyer’s responsibility.

As part of the inspection, visual assessments of roof voids, chimney stacks, external walls including damp checks, windows and doors, internal elements, outbuildings, grounds and assess services (no money down the drain on our watch), will be conducted where possible. The report will summarise any risks to the building, people and grounds, plus identify any apparent legal issues for your legal advisor to investigate.

Level 2 Property Surveys

The RICS Home Level 2 Survey (also known as the Homebuyers Survey), is one of the most popular survey choices for property purchases, providing a clear overview of the overall condition without being invasive. Our expertise enables us to inspect elements of your potential home, from top to bottom, identifying issues that may go unnoticed by the untrained eye. We offer impartial advice throughout the purchasing process.

This survey is ideal for most traditional or modern properties that have not been extensively altered and up to a significant value.

Our Level 2 surveys will deliver a concise report, indicating whether any further action is needed.

Level 3 Property Surveys

The RICS Home Level 3 Survey (also known as the Building Survey) is our most in-depth and comprehensive report. It is suitable for all residential properties, particularly beneficial for older homes, those in need of renovation, extensively altered properties, or those valued significantly higher. Both major issues and wear and tear defects will be highlighted, with explanations of their implications covered within the report. A reinstatement cost assessment will be provided and will also include total floor area measurements.

Our findings for both survey levels are presented using a user-friendly traffic light system categorising issues by severity for your convenience.

How does it work?

Severe or urgent repairs are marked in red, less serious defects in amber, and items requiring no major repairs - just general maintenance over time - are highlighted in green. Photographs will be included in both reports, accompanied by a Solicitor’s Summary Report that can be forwarded to your legal advisers if desired.
